Merry Christmas to you all! ?I hope you are stuffing your faces with delicious food and drink! ?I know I am! ?Speaking of stuffing my face?when I arrived to some chocolate chip cookie dough truffles that Dave?s brother Matt made-I was ecstatic! ?You just found out that one of my weaknesses is cookie dough when I made the?Chocolate Chip Cookie Dough Cake?so these truffles were just what I needed!? These are pretty much melt in your mouth!

Matt got this recipe from the Better Homes 100 Best Cookies issue and I can?t wait to see what he tries next. ?He had mentioned the Chocolate-Macadamia cookies which sound tasty!

But for now, I?ll be making these delicious truffles!

Chocolate Chip Cookie Dough Truffles

Cuisine:?dessert

  • ? cup butter, softened
  • ? cup packed brown sugar
  • 1 tablespoon vanilla
  • 1 cup all-purpose flour
  • 1 cup miniature semisweet chocolate pieces
  • 4 ounces dark chocolate or semisweet chocolate, chopped
  • 4 ounces chocolate-flavoring candy coating, chopped
  • 1 tablespoon shortening
  1. Line a baking pan with waxed paper and set aside.
  2. In a medium bowl beat butter, brown sugar, and vanilla with an electric mixer on medium speed until combined.
  3. Beat in flour just until combined and stir in chocolate pieces.
  4. Place on a prepared baking pan (cover your fingers in flour to prevent the dough from sticking to your fingers)
  5. Meanwhile, in a small saucepan heat chopped chocolate, candy coating, and shortening over low heat, stirring until melted and smooth. Remove from the heat.
  6. Line a baking sheet with waxed paper. Using a fork, dip ball into chocolate mixture, allowing excess mixture to drip back into saucepan. PLace dipped balls on the baking sheet.
  7. Let stand or chill about 30 minutes or until set.
  8. Lightly drizzle with the remaining melted chocolate mixture.
  1. Place truffles in a single layer in an airtight container and cover. Store in the refrigerator for up to 1 week!

As with any other types of businesses, publishing your own online newsletter a.k.a. eZine has its share of drawbacks, in spite of the several benefits it offer.

The purpose of this article is not to scare you away with the disadvantages of publishing your own eZine, as the benefits are often more attractive. However, I will also show you how you can easily tackle the cons.

Celebrate the New Year ? naturally ? at Rockford?s Burpee Museum of Natural History.

Join the museum from 1 to 5 p.m., Monday, Dec. 31, for ?Celebrate Around the World.? The museum will come alive with a host of activities to mark the arrival of 2013.

Learn of New Year?s traditions, superstitions and good-luck charms from Rockford?s six Sister Cities. Where did New Year?s Eve celebrations begin? Where did the tradition of parades begin?

With your New Year?s Eve crafts of crowns, hats, various rattles including turtle rattles, you will be ready to celebrate. On each hour, the New Year will be celebrated at one of Rockford?s Sister Cities. With the striking of the hours, ginkgo leaves will be dropped over the railing from the second floor on the revelers. With this cascade, you will parade to music, shouting ?Happy New Year!? through the museum to the third floor.

On the third floor, participants may watch performances of the Rockford Dance Company?s Junior Co. They will perform a variety of dances from the Sister Cities.

Also on the third floor, the Native American Awareness Committee will have a display of special Native American items. They will be explaining the Native American 13 lunar month year and how that corresponds to the 13 plates of the turtle?s shell. The wigwam will be open for stories of the turtle and the New Year.

Throughout the museum, the Sister Cities Committee will have displays of the geography and culture of the six Sister Cities. The six cities are Schwieberdingen, Germany (Belvidere); Vaux-le-Pe?rnil, France (Belvidere); Brovary, Ukraine; Changzhou, China; Borgholm, Sweden; Ferentino, Italy; Cluj-Napoca, Romania; Tokmok, Kyrgyzstan; and Tasza?r, Hungary.

In the Mahlburg Auditorium, there will be stations with a variety of crafts for the entire family. With the crafts you made at Burpee, you will be ready to ring in the New Year at 5 p.m. with the folks celebrating ?across the Pond? in Paris and our Sister City Vaux-le-Pe?nil, using natural confetti.

A special display of items from the museum?s permanent collection will also be offered.

All activities included in the Special Festival Fee of $5. Free to members. ?Rick?s Picks: A Lifelong Affair With Guitars & Music? is offered for an additional $10 per adult.

?Rick?s Picks,? which opened Aug. 11, tells the story of Cheap Trick leader, songwriter and guitarist Rick Nielsen?s passions for guitars, music and rock and roll, revealing many surprises and secrets along the way.

Museum hours are 10 a.m.-5 p.m., Monday-Sunday. Admission is $10 for adults and $9 for kids 6-17. Admission is free for members. The annual membership fee is $70 for families or grandparents and $60 for an individual. Free parking is available at Burpee Museum, 737 N. Main St.

(AP) ? A Christmas Day twister outbreak left damage across the Deep South while holiday travelers in the nation's much colder midsection battled sometimes treacherous driving conditions from freezing rain and blizzard conditions.

Conditions were volatile throughout the afternoon and into the night with tornado warnings in Alabama and the Florida Panhandle. The storms were blamed for two deaths, several injuries, and left homes from Louisiana to Alabama damaged.

In Mobile, Ala., a tornado or high winds damaged homes and knocked down power lines and large tree limbs in an area just west of downtown around nightfall, said Nancy Johnson, a spokeswoman for the Mobile County Commission. WALA-TV's tower camera captured a large funnel cloud headed toward downtown.

"We haven't verified what it was, but we have an area that we heard has damage to homes," she said.

Meanwhile, blizzard conditions were hitting the nation's midsection.

Earlier in the day, winds toppled a tree onto a pickup truck in the Houston area, killing the driver. Icy roads already were blamed for a 21-vehicle pileup in Oklahoma, and the Highway Patrol says a 28-year-old woman was killed in a crash on a snowy U.S. Highway near Fairview.

The snowstorm that caused numerous accidents pushed out of Oklahoma late Tuesday, carrying with it blizzard warnings for parts of northeast Arkansas, where 10 inches of snow was forecast. Freezing rain clung to trees and utility lines in Arkansas and winds gusts up to 30 mph whipped them around, causing about 71,000 customers to lose electricity.

Blizzard conditions were possible for parts of Illinois, Indiana and western Kentucky with predictions of 4 to 7 inches of snow.

No injuries were confirmed immediately, but fire crews were still making door-to-door checks in the hardest hit areas of Mobile. The Mobile Fire-Rescue Department, which was providing storm updates through Twitter, said Murphy High School was damaged and that there was a gas leak at a nearby apartment building.

An apparent tornado caused damage in the west Alabama town of Grove Hill, located about 80 miles north of Mobile.

Mary Cartright said she was working at the Fast Track convenience store in the town on Christmas evening when the wind started howling and the lights flickered, knocking out the store's computerized cash registers.

"We've had some pretty heavy weather," said Cartright in a phone interview. "Our cash registers are down so our doors are closed."

Trees fell on a few houses in central Louisiana's Rapides Parish but there were no injuries reported and crews were cutting trees out of roadways to get to people in their homes, said sheriff's Lt. Tommy Carnline. Near McNeill, Miss., a likely tornado damaged a dozen homes and sent eight people to the hospital, none with life-threatening injuries, said Pearl River County emergency management agency director Danny Manley.

Fog blanketed highways, including arteries in the Atlanta area, which was expected to be dealing with the same storm system on Wednesday. In New Mexico, drivers across the eastern plains had to fight through snow, ice and low visibility.

At least three tornadoes were reported in Texas, though only one building was damaged, according to the National Weather Service. Tornado watches were in effect across southern Louisiana and Mississippi.

More than 400 flights nationwide were canceled by the evening, according to the flight tracker FlightAware.com. More than half were canceled into and out of Dallas/Fort Worth International Airport that got a few inches of snow.

Christmas lights also were knocked out with more than 100,000 customers without power in Texas, Arkansas, Oklahoma, Mississippi, Louisiana and Alabama.

In Louisiana, quarter-sized hail was reported early Tuesday in the western part of the state and a WDSU viewer sent a photo to the TV station of what appeared to be a waterspout around the Lake Pontchartrain Causeway in New Orleans. There were no reports of crashes or damage.

Some mountainous areas of Arkansas' Ozark Mountains could get up to 10 inches of snow, which would make travel "very hazardous or impossible" in the northern tier of the state from near whiteout conditions, the National Weather Service said.

The holiday may conjure visions of snow and ice, but twisters this time of year are not unheard of. Ten storm systems in the last 50 years have spawned at least one Christmastime tornado with winds of 113 mph or more in the South, said Chris Vaccaro, a National Weather Service spokesman in Washington, via email.

The most lethal were the storms of Dec. 24-26, 1982, when 29 tornadoes in Oklahoma, Missouri, Arkansas, Tennessee and Mississippi killed three people and injured 32; and those of Dec. 24-25, 1964, when two people were killed and about 30 people injured by 14 tornadoes in seven states.

The storm was moving quickly as it headed into through Louisiana and Mississippi and onto Alabama and eventually Georgia.

In Mississippi, Gov. Phil Bryant urged residents to have a plan for any severe weather.

"It only takes a few minutes, and it will help everyone have a safe Christmas," Bryant said.

(AP) ? The Sandy Hook section of Newtown was a gathering place this weekend for hundreds of people drawn to the scene of the recent massacre to share in the community's mourning and come to terms with the shocking school tragedy.

The village's downtown was clogged with traffic Sunday, with license plates from all across New England and beyond.

Residents across Newtown, meanwhile, were seeking to move forward through faith, community and a determination to seize their future. Many have taken advantage of counseling services.

Both groups are trying in their own way to cope with the puzzling Dec. 14 massacre at Sandy Hook Elementary School that took the lives of 20 children and six adults. Police say the gunman killed his mother before heading to the school and committed suicide afterward.

People with bouquets of flowers, teddy bears and cameras walked along the closed road to the makeshift memorial near the school. Mark Burkhart brought his wife and daughter from Wingdale, N.Y., to pay their respects.

"We felt we had to come here to grieve a little bit," he said. "You find yourself not sure what to do or what to say, so this kind of helps."

Connor Collier, 21, of Newtown, said visitors earlier in the week were mostly with the media. But that changed during the weekend to "just regular people" from as far away as Washington State and Florida.

"Frankly, I like this a lot better. Everybody wants to help," said Collier, who has spent the past week near the village Christmas tree selling green and white bracelets that read, "Angels of Sandy Hook." He said he has raised $40,000 for a fund established for the victims.

A man dressed as Santa greeted visitors Sunday while a group of saxophone players from Newtown High School serenaded the crowd with Christmas carols.

Anne Spillane, 51, of Sandy Hook, drove some of the band members, including her daughter. She said the brother of one band member was killed in the shooting. He was one of several victims the Sillane family knew.

She said she and others in town have been buoyed by the outpouring of support.

A family that lives about three hours away in New Bedford, Mass., came Saturday with a life-sized Santa Claus that held a scroll with the names of all the victims engraved on it, Sillane said.

And a police officer from New Britain gave her a box of homemade Christmas ornaments with the names of each victim on them, Sillane said.

"I gave those to our monsignor, and he's going to give them to the families," she said. "People are just so good. We understand. They just want to do something."

At religious services in Newtown on Sunday, parishioners recognized their church leaders for helping them to cope with the shooting deaths.

After the Sunday service at Newtown's Trinity Episcopal Church, the Rev. Kathleen Adams-Shepherd received hugs and kisses from a long line of parishioners. She choked up as she read the names of the victims and offered a prayer for all of them, including gunman Adam Lanza and his slain mother, Nancy.

Monsignor Robert Weiss of the St. Rose of Lima Roman Catholic Church thanked the community for giving him strength to get through a week filled with funerals. St. Rose of Lima lost eight children and two adults in the massacre.

"This has been the worst week of my life," Weiss said.

Deacon Rick Scinto of St. Rose of Lima said church officials will be teamed with professional counselors and therapists to provide assistance.

"I don't see us taking a lead role, but I certainly see us taking a cooperative role in any kind of counseling that they need. We have our niche. We're religious and we can talk about God and how the Lord figures in this whole mess," Scinto said.

To deal with the short-term trauma, the state sent dozens of mental health professionals to Newtown. Sessions were available every day, at a half-dozen locations. Relief also has been provided by therapy and service dogs, massage therapists, acupuncturists and art therapists, from around Connecticut and the nation.

Dennis Stratford, who works for the school district, happened to be making a delivery to Sandy Hook Elementary when the gunman attacked. He saw dead children. He saw the remains of dead children on those who survived. He waited agonizing minutes for his own child to emerge unharmed from the school. Two of his neighbors' children did not.

"I go home and cry every night, and I cry every morning," Stratford said.

He went to one counseling session, but the horrific images remain. What helps more is work: sorting through the warehouses full of gifts, delivering them where they need to go or doing whatever else needs to be done for his town.

"There were nine minutes of evil, and an infinity of goodness after that," Stratford said, sitting on a forklift loaded with gifts. "This is therapy for me."

One of the MVP recently wrote that Registry Cleaners are useless, as Windows XP *never* reads the whole registry, but only the necessary keys when needed. Each and every unnecessary key will just be ignored.

We've already seen the first signs of ZTE's forthcoming CES announcement, but as we enter the holiday period we're treated to an alleged first look at the device. This leaked press render is supposedly the 5-inch, 1080p ZTE Grand S. Other than an image and a name, we still know very, very little about the device aside from its size and screen resolution. Oh, and it's thin.

Further confirming the Grand S name, ZTE has been teasing the device themselves over on their Sina Weibo account. Posted there are some sketches of the Grand S -- and by sketches, we really do mean sketches -- and a promotional flyer depicting the Grand S name adorned on the side of a boat. The writing may be in Chinese, but "CES2013" definitely is not. Whatever the finished product actually ends up being, Android Central will be on the ground in Las Vegas to bring you it all.

Dec. 21, 2012 ? Getting out the boxes of holiday decorations from years gone by is a time-honored tradition. But in addition to stirring up memories, it also stirs up allergies.

"The dust from the boxes and on the decorations that have been packed away in dank basements or dusty attics is triggering reactions in my allergy and asthma patients," said Joseph Leija, MD, allergist at Gottlieb Memorial Hospital. During the allergy season (March -- October) Dr. Leija is responsible for providing the official allergy count for the Midwest available at Gottlieb's Web site and phone line, and through Chicago media outlets.

Carol Leopold suffers from severe allergies and so do her 12-year-old twins. "My husband and daughter are fine but fresh Christmas trees and fur from Santa's suit make my sons and I choke up and stop breathing," she said. "I still go all out for the holidays but with three artifical trees, silk poinsettias and lots of carefully scrutinized nut-free foods," she said.

The holidays are supposed to be some of the happiest times of the year. But popular seasonal items such as fresh trees, scented air fresheners, live plants and more make the holidays miserable for many.

Here are Dr. Leija's top five tips for easy breathing this holiday season:

1 -- Use an Artificial Tree

The clean fragrance from the balsam, fir and pine trees available on every corner tree lot is pleasing yet also aggravates respiratory conditions. Not only is the scent a problem, but the dust, mites and other pollutants on the live tree wreak havoc on your airways and nasal passages. "The water in the tree holder also grows stagnant and collects mold, which is detrimental to those with allergies," added Dr. Leija.

2 -- Never Use Scented Candles or Home Fragrance Oils

The popularity of home fragrance products and scented specialty candles reaches its pinnacle during the holidays -- and so do allergies. Unplug the electric scent distributors and take a pass on the potpourri simmering pots. "Far from creating an inviting home, the fragrance aggravates the sinuses and respiratory system so sufferers can't breathe," said Dr. Leija.

3 -- Avoid Real Poinsettias and Fresh Floral Arrangements

"The moist soil encourages the growth of mold. And if there is mold in your house, you are breathing mold spores," said Dr. Leija. This causes the passageways to swell and restrict airflow and can even causes skin rashes.

4 -- Keep The Humidity In Check

Warm and cool air humidifiers are up and running in many homes now that the cold, dry air is here. "Get a gauge and keep the humidity no higher than 48 to 50 percent," said Dr. Leija. "Too much humidity encourages the growth of mold, which triggers allergic reactions."

5 -- Store Holiday Decorations in Large Plastic Tubs

Save yourself some sneezes next year by purchasing large resealable plastic tubs for storage of decorations. Keep them dusted during the year to avoid build up.

[Abstract]

Objective:Endometrial cancer is one of three gynecologic malignanttumors, including cervical cancer and ovarian cancer. In recent years, themorbidity is increasing and it seriously endangers the health of women. But itspathogenesis is not yet clear. It is believed that exposure to endogenous orexogenous estrogens, which is not opposed by progesterone, increases the riskof developing endometrial cancer. Estrogen related intracellular metabolismincludes cytochrome P4501B1(CYP1B1)-mediated oxidation (mainly for thehydroxylation) and catechol-O-methyltransferase (COMT)-mediatedmethylation. Cytochrome P4501B1(CYP1B1) is involved in estrogenmetabolism? whose metabolites are associated with the initiation andprogression of cancer. catechol-O-methyltransferase (COMT) convertsestrogen metabolites to nontoxic substances and cleans them out of body. Theaim of the study was to detect CYP1B1, COMT cell localization in cell andexpression difference between endometrial cancer and normal endometrium,then to explore the significance of both in endometrial cancer progression,then to provide a new idea to dometrial cancer etiology, diagnosis andtreatment.Methods:Total40Endometrial cancer tissues were collected aftersurgery and were confirmed by pathology in the department of Gynecologyand Obstetrics in the4th hospital of Hebei Medical Universiry.Total35normal endometrium tissues were chosen in the same area as control group(from patients of cervical carcinoma, without uterine fibroids, endometrialhyperplasia, ovarian cancer and other related gynecological diseases). Alltissues were stored in10%formalin, were made into wax block after7days.Immunohistochemistry (SP) was used to detect the expression of CYP1B1andCOMT. The Olympus DP70imaging system was used to take pictures. Stained specimens was analysised by image analysis system Image-ProPlus5.1(USA). Statistical analysis was performed using SPSS13.0softwarepackage. Comparison of two groups was performed by t-test and three groupsby the One-Way ANOVA. Comparison of two groups, with uneven variance,was performed by the non-parametric test. P<0.05was considered significantfor all statistical analysis.Results:1CYP1B1and COMT were expressed in cell plasma, few in theinterstitial and (or) glandular cell nuclear. This study was mainly to comparethe expression in the cytoplasm of glandular epithelial cell.2The age difference was not significant between the endometrial cancerpatients and healthy controls.The distribution of CYP1B1and COMTexpressions in the case and control groups were normal.3The mean optical density (OD) of CYP1B1in the case group?0.259?0.044? was significantly higher than that in control group?0.169?0.184?, the difference was statistically significant (P=0.000);While the OD of COMT in the case group ?0.208?0.058? was lower thanthat in control group, the difference was statistically significant (P=0.000).4The expression of CYP1B1were significantly different in differentstages of endometrial carcinoma (P<0.05), and the more advanced stage, thestronger the expression was. In the case group, CYP1B1expression in ERpositive group was stronger than in ER negative group. The expression ofCOMT in P53positive group was stronger than in P53negative group (P=0.035).5The expresstion of CYP1B1and COMT had positive linear correlationin the control group(r=0.384, P=0.025).Conclusions:1The expression of CYP1B1in endometrial cancer tissues was higherthan that in the normal tissues, indicating that CYP1B1may play an importantrole in the occurrence of endometrial cancer, which provide a new way ofdiagnosis, treatment and prognosis about endometrail cancer. 2With ER expression increased gradually, CYP1B1expression showeda rising trend, suggesting that CYP1B1may be regulated through ER pathway.3The expression of CYP1B1in endometrial cancer tissues was strongerthan that in the normal tissues, suggesting that CYP1B1may be used as theprognosis indicator of endometrial cancer.4The expression of COMT in control group was higher than that in thecase group, implying that COMT may play a protective role in endometrialcancer occurrence and development.5The expresstion of CYP1B1and COMT had positive linear correlationin the control group, indicating that both coordinates to maintain the normalestrogen metabolism, and to prevent excessive production of carcinogens.

It?s pretty close to the end of the year and definitely a good time to look at home sales in Iowa City for the month of December.? 24 homes sold so far this month. 53 homes sold in December 2011. We have a bit of catching up to do to beat that number by the end of the month, but with 52 homes marked as?Contingent?or?Sale pending?on the Iowa City MLS there?s a good chance of home sales catching up by the end of the year.

Looking at the trend in the Iowa City real estate market for the year, home sales in Iowa City are up by 10.7% ?to date. This is based on data pulled from the Iowa City MLS today, (December 21) and will change a bit by the end of the year. 868 homes sold so far this year compared to 784 in the same time frame in 2011.

The?absorption rate? is at 4.1 months, that?s an average of ?124 days on market. This time last year the?absorption rate was at 4.8 months?There is a very low inventory of homes on the market in Iowa City right now and that helps the absorption rate ? The absorption rate is calculated by looking at both the number of homes sold and active listings.

What do these numbers mean to you if you?re buying or selling a home in the Iowa City area? The first thing is that there are good signs that the market is stabilizing. The real estate market in Iowa City is not prone to experiencing extreme highs or lows, but it was pretty flat and prices did take a bit of a hit for a while during the downturn. Housing is definitely trending in the right direction again in Iowa City now!

The second point I want to make is that whether you?re a buyer or a seller, getting your information from the National Media is not a good idea. Already I see talk of a housing boom in 2013. That may be true for some parts of the country ? I don?t sell real estate there so I don?t know ? What I do know is that a ?housing boom? is highly unlikely in the Iowa City real estate market, at least based on the data we have for this year. (And the fact that Iowa City doesn?t typically experience extreme highs and lows anyway). I?ve said it before in my blog posts. Real estate is local. This applies regardless of where you live. If you want information about the real estate market then you should talk to a local Realtor. Period. We are your best source for information on all things related to real estate bar none! (Of course it goes without saying that you should choose a Realtor the same way you choose any other Professional you work with ? Carefully).

ALEXANDRIA, Egypt (AP) ? Thousands of ultraconservative Islamists chanting "God is Great" have rallied in Egypt's second largest city, Alexandria, on the eve of the second leg of voting on Egypt's contentious constitution.

Security forces cordoned off streets leading to the Qaed Ibrahim mosque in the heart of the city on the Mediterranean coast, where thousands of Salafi Islamists staged a demonstration they called "the million-man rally to defend clerics and mosques."

The rally came in response to last week's violence, when well-known ultraconservative Salafi preacher Sheik Ahmed el-Mahalawi was trapped inside the mosque while his supporters battled opponents outside with swords and firebombs.

El-Mahalawi stirred anger with a sermon last Friday, when he denounced opponents of the Islamist-friendly constitution as "followers of heretics."

The referendum on the constitution is set for completion Saturday.

When Imo crammed free voice calling into its iPhone application, it neglected to port the functionality to its large-screened counterpart. Now, the iPad version of Imo.im is catching up -- adding VoIP support over 3G, 4G or Wi-Fi to other Imo users across iOS and Android. The latest version of the instant messaging aggregator boasts revamped photo tools too, featuring group photo sharing and real-time image uploads. These tweaks accompany a slew of design changes, including a color-coded status indicator bar and similar hue-based notifications for contact availability. Standard stuff, really, but that shouldn't stop iPad-toting chatterboxes from heading to the source link and giving the app a whirl.

The article started with a catchy title, ?8 home buying secrets your real estate agent won?t tell you?.

It peaked my interest, after coming from a long time experience with the LAPD, and some people?s world view of those involved in my previous profession, I was intrigued.

However, after getting through the article, It seemed that something was amiss. This was not a ?general things to watch out for posting Crash course on Santa Clarita real estateon this blog?? ? It seemed like a personal attack on real estate agents in general. Almost making everyone of us look as if we?d throw the baby out with the bathwater, if we had a chance.

?Your agent is your agent??
I suppose the attempt here was to tell the consumer, the buyer or seller of the home to stay in control. Also, it seems to drive the point home about your agent is someone that works for you, someone that you hired. Okay, from an agent to consumer, that is the way it should be. No one likes to be pushed around. The High-pressure sales games and tactics are a thing of the past, if anyone operated like that in real estate circles today they would be the number 1 target on Yelp.

?Only fools fall in love??
This topic is almost talked about as if a Real Estate agent has a secret power in influencing a buyer to do something they don?t want to do. It is true, that we have the real estate experience, but to ?set up? someone when it comes to making a bad real estate decision, that is so Circa 1980?s. Agents look at representing buyers as a future sale. They should be approaching real estate from an investors perspective and relaying that to their clients. The best spot any home buyer can be in would be to buy, live, hold, rent and buy. BLHRB ? When real estate agents, those I know do, approach home buying in this manner ? It does not come down to the buyer loving the home, it just makes sense.

?Be willing to walk away??
I get this one. As a buyer, remember to keep your decision to cancel the real estate transaction, if things don?t go your way, dangling in front of your real estate agent like wearing a necklace of Kryptonite when on a date with Superman. That level of stress is super and will be very much appreciated by your Realtor. Seriously, are we in high school? Any agent that is in business today will know how to negotiate a real estate transaction. Telling your real estate agent that you are willing to cancel the entire deal if you don?t get what you want from the seller could equate to a buyers destruction. Tread lightly on this one and if you are working with a Realtor, talk with them, they typically speak the same language as you?

Time is on your side?
Probably the worst point of advice thus far. Time is not on your side in a constrictive real estate market. While you are being told by this Author to stand in the middle of the street and flex your muscles and shake your fist, you may have another buyer swoop in and buy the home. This lesson and it?s presentation depends on the real estate agent you have representing you. The time frames that are contractual should be discussed within in the Buyers Briefing between you and your chosen real estate professional. Your agent is not your friend?
Agents are salesmen. Agents earn a commission only if they sell your something. I agree. However, we have been working with several buyers that have exceeded the 3 year mark as of late. Are they Super Serious Buyers? I think they are in their minds. We do the recon, I keep advising them when new listings hit the market. We show the properties and write the offers. Some write offers lower than asking price. Some have financing that is not attractive to most of the real estate sellers of the world who would rather have a cash or conventional offer. They want to buy a home, but they are not putting out a fire ? We totally get it.

At the end of the day this is how our mindset is. You buying this home ? the one we are working on getting you, that?s great. It will pay my team and I a commission, we will be able to pay some bills and maybe save a little. Thank you for that. However that is not the ?big pay off?. The ?Big Pay off?, is the fact we will do such a good job for you in the process, you won?t shut up about us. You will write reviews for us on Yelp, Google, and the other ?review sites?. You will tell your family, friends and work associates about The Paris911 Team at REMAX of Santa Clarita at the very moment you hear them wanting to do anything with regard to real estate.

Most real estate agents have this view. I?ll never forget something I heard Jeffrey Gitomer say and I?m paraphrasing, All Things being equal, friends would rather do business with friends. All things being not so equal, friends would still rather do business with friends. The real estate agent of today is in the friend business or they are not in the business any longer.

The listing agent just might be your best friend?
Great advice for any real estate buyer if they don?t mind being thrown under the bus. Who is the listing agent within contract with? Who knows the seller?s bottom line? Who will know your qualification or approval amount and what you can offer at your maximum? Yes ? the listing agent would if you went with them. We call this dual agency, the agent representing both the buyer and the seller of a home, condo or town-home. In some states this ?dual agency? is illegal. In California, it only has to be disclosed and agreed upon by all parties within a real estate transaction. One more thing, my experience of having been blessed to have worked with a lot of Real Estate sellers, is the fact that they are not too comfortable when we bring the buyer to the table. It?s always talked about, the listing of the home, the amount they need out of the home, and I have a fiduciary responsibility to keep that secret and to represent the seller of the home to the best of my ability. When I?m representing a seller, I am playing enforcer. I want the buyer to get their contingencies removed as soon as possible. I?m wrangling the lender to make sure the buyer is doing their due diligence and that the lender is not asleep at the wheel. I am a tyrant to buyers when I?m on the sellers side of any real estate transaction.

However, when I am on the buyers side of a transaction, that is a whole different story. That is when I?m running the interference for the buyer. I?m getting what they want from the seller. I am avoiding any removing of contingencies until the point the buyer is 100% certain they want to still purchase the home, condo or town-home. I enforce the request for repairs, disclosures, as compared with the home inspection report, the termite report and the Natural Hazards and clue reports. I have vowed to never have any of our buyers lose a deposit when wanting to cancel a deal ? That vow has never been broken. I have also made it my real estate team?s mission to cover, protect and provide safety to our Real Estate buyers, not in accordance with purchase price, but in accordance with our ?public service? background.

There is no such thing as an embarrassingly low offer?
The preface to the entry into this part of the article had to do with a property that has been sitting on the market without any activity on it. Depending on the market, this could be a buyers best friend. If we are in a buyers real estate market and if properties are just sitting collecting dust ? Firing off a lower than asking price offer may be just what the doctor ordered. However, if we are in a constrictive inventory situation and if properties are selling in a matter of hours, that advice will be the worst ever given. This is the exact reason that you need to have a sit down with a real estate representative in their offices to discuss the market and the strategies that have been working with their buyers lately. How does your prospective real estate agent handle the presentation of the offer? How do they start the negotiation? What do they think about Verbal Agreements? Ask questions and interview more than one agent before deciding on who to ?hunker down? with in the real estate trenches. Attend a Santa Clarita real estate buyers briefing at our REMAX offices

On-line real estate companies save you money?
It?s no secret ? Redfin has their agents, they are a lead generation brokerage BTW, give back a portion of their earned commission to the buyers that use their services in the form of closing costs. There is also a split due back to redfin from the agent using their lead generation company. Therefore if an agent works in the Redfin family, their commission can be more than 50% less than if they were working with a non redfin client. You?d think that this would be all the buzz on the consumers end. They give money out of their commission back to the client in the form of closing costs!!! They will save the real estate buyer or seller money!!!

I suppose a real estate agent would rather make their entire paycheck instead of giving some of it to a lead generation company or in the form of closing costs in which we can typically get the seller to pay them most of the time. When you are buying a home, it is about who is representing you. How is the local Santa Clarita real estate agent?s reputation amongst other real estate professionals? Are they liked or hated? If the other sharks cannot stand them, then, you hitching your trailer to theirs will cause you to not get what you want.

Do some local searches for real estate buyer agents or if you are in our neck of the woods, Santa Clarita real estate agents. See who pops up in Google?s search pages, organically, not within the sponsored ads(those can be bought). Google has quite the scrubber to only return results that they deem as being experts and as the best in the real estate field. Be safe, search well and let us know when you are ready to move.
